A mold assessment is a moisture investigation with documentation attached. It includes a history interview, a visual evaluation of accessible areas, moisture and humidity readings, thermal imaging where it helps, sampling only when a specific question needs it, and a written report naming the likely source. It does not include cleanup, guarantees, or a health diagnosis.
That last sentence is where most of the confusion lives. Homeowners in Port St. Lucie, Stuart, and Vero Beach call us expecting one of two extremes: either a quick sniff test that ends with a thumbs up, or a technician in a suit who will start tearing out drywall the same afternoon. An assessment is neither. It is the diagnostic step that sits between noticing a problem and spending money to fix it, and knowing its boundaries is what keeps you from overpaying for the wrong service.
What does a mold assessment actually include?
A mold assessment is a structured investigation that runs in a set order, because each stage narrows the next one. Skipping ahead to sampling before understanding the building is how people end up with lab results nobody can interpret.
- History and interview. Before any equipment comes out, we ask what you noticed and when. An odor that shows up only when the AC runs points somewhere very different than a stain that appeared after a storm. Past leaks, roof age, recent plumbing work, and how the house is occupied all narrow the search.
- Visual evaluation of accessible areas. Interior rooms, closets, the air handler space, under-sink cabinets, window and door assemblies, the attic access, and the relevant exterior. We document what is actually there, including staining that turns out not to be mold at all.
- Moisture measurement. Pin and pinless meters on drywall, baseboard, wood, and block, compared against dry reference areas of the same material in the same house. A number by itself means little. A number that is three times the reading twenty feet away means a great deal.
- Humidity and temperature readings. Indoor relative humidity, temperature, and the resulting dew point, taken in more than one room. This is what tells us whether the whole house is running wet or one area has a localized water source.
- Thermal imaging where it earns its place. An infrared camera shows temperature differences, not moisture. Used well, it finds the cool patch on a ceiling worth checking with a meter. Used badly, it produces dramatic photos of nothing.
- Sampling, only when a question needs answering. Air or surface samples get taken when there is a decision they will actually change, not by default on every visit. - The written report. Findings, photographs, moisture readings, any lab results, the likely moisture source, and a scope of what needs to happen next.
The order matters more than the tool list. Anyone can carry a meter. The value is in knowing which twelve square feet of a 2,000 square foot house to point it at, and in the discipline of doing the stages in order rather than reaching for the most impressive-looking tool first.
What the assessment is really measuring
Underneath all the equipment, an assessment is answering four questions in sequence. Everything else is in service of these.
Where is the water coming from? Mold is a moisture problem wearing a costume. Growth is the symptom. Until the water source is identified, nothing else is fixable, because a cleaned surface with an active leak behind it comes back within weeks.
How wet are the materials right now? Elevated moisture in drywall or framing tells you the problem is active. Materials that read dry with visible growth tell you the event is over and you are looking at history. Those two findings lead to completely different recommendations and completely different bills.
Do the conditions in this house support growth? This is where Florida gets its own chapter. On the Treasure Coast, outdoor dew points sit in the low to mid seventies for a large part of the year. Air that humid finds any surface cooler than its dew point and gives up water on it, which is why closets on exterior walls, supply vents, and rooms at the far end of a duct run collect condensation without a single leak anywhere. Indoor relative humidity held somewhere in the mid forties to low fifties is the practical target. A house sitting at 65 percent will eventually grow something no matter how clean it is, and an oversized air conditioner that satisfies the thermostat in eight minutes never runs long enough to dehumidify.
How far did it go? Visible growth on a bathroom ceiling is a defined problem. Growth in a wall cavity fed by a slow supply line is a different scale of work. Part of the assessment is establishing the boundary between affected and unaffected material, so the remediation scope is based on findings rather than guesswork.
What a mold assessment does not include
This is the part worth reading twice, because it is where expectations break.
- It does not include remediation. No cleaning, no removal, no containment, no demolition. Florida licenses mold assessors and mold remediators separately, and for good reason: an assessor who also sells the cleanup has an obvious financial interest in finding more of it. - It does not include a health diagnosis. Certain symptoms are associated with damp indoor environments, and we will describe conditions honestly. What we cannot do is connect your headaches to a specific spore type. That is a conversation for your physician, and anyone who tells you otherwise is selling something.
- It does not certify a house as mold-free. No inspection can, and the phrase itself is meaningless. Mold spores are present in outdoor air everywhere in Florida, and they come indoors on shoes, pets, and every open door. The realistic goal is not zero spores. It is no active growth, no elevated moisture, and no unexplained indoor levels compared with outdoors. Any report claiming to certify a home mold-free is telling you something that cannot be true.
- It does not include destructive investigation by default. A standard assessment works with accessible areas. Opening a wall, pulling cabinet toe kicks, or lifting flooring requires your authorization and sometimes a contractor. When the evidence points inside an assembly, we say so and explain what opening it would resolve.
- It does not include repair pricing. We can define the scope of what needs to happen. Bidding it is a contractor's job.
- It does not replace a general home inspection. A mold assessment covers moisture and microbial conditions. It is not a structural, electrical, roof, or code review, though buyers often run both at once.
What should your assessment report contain?
Your report should let a stranger reconstruct what happened in your house without you in the room. That is the honest test. If you handed it to a remediation contractor, an insurance adjuster, or a buyer's agent, they should be able to act on it without calling you for context.
Before you consider an assessment finished, check that the deliverable includes:
- Photographs tied to locations, not a generic gallery of dark corners.
- Moisture readings with their reference points, so a number has meaning. "Baseboard, master closet north wall: elevated relative to same wall at 15 feet" is evidence. A bare number is not.
- Humidity and temperature conditions at the time of the visit, including outdoor conditions for comparison.
- A named or clearly bounded moisture source, or an explicit statement that the source could not be confirmed and what would confirm it. Honest uncertainty beats a confident guess.
- Lab results in full, if sampling was done, with the interpretation written in plain language rather than left as a spore table for you to decipher.
- A defined scope of work, describing what should be addressed and where the affected area ends.
- Clear next steps, in order, with the moisture repair listed before the cleanup.

Do you need an assessment, or can you handle this yourself?
Sometimes the honest answer is that you do not need us, and it is always a good outcome when that is true.
Handle it yourself when the growth is small, visible, and explainable. A patch of mildew on bathroom grout or a windowsill after a rainy month is a cleaning task and a ventilation fix, not an investigation. Same for a small spot behind a houseplant you overwatered. Clean it, run the exhaust fan longer, and watch whether it returns.
Bring in an assessor when one of these is true: the smell has no visible source, growth returns after cleaning, the affected area is larger than a few square feet, water came from somewhere you cannot identify, someone in the household is being medically evaluated for indoor air concerns, or the situation involves an insurance claim, a lease dispute, or a real estate transaction where documentation carries weight.
The dividing line is not really about severity. It is about whether you already know where the water came from. If you do, you have a cleanup and a repair. If you do not, cleaning the surface is treating the symptom, and the growth will come back on the same schedule the moisture does.
If you are somewhere in the middle, start by measuring. A hygrometer is inexpensive and tells you whether your house runs humid. Watch a suspect area for two weeks. Photograph anything that changes. If the pattern holds or spreads, that record makes any later assessment faster and cheaper, and you can schedule a visit with real information already in hand rather than starting from scratch.
