A mold inspection is a visual and instrument-assisted evaluation of a property's moisture conditions and any visible or suspected mold. Sterling examines accessible areas, measures moisture and humidity, documents findings, and explains whether sampling or further investigation is warranted. It is a diagnostic visit — not a remediation sales call.

Step 2: Assess
We visually inspect accessible areas and look for the conditions that support mold growth.
Step 3: Measure
Moisture meters, a hygrometer, and thermal imaging help reveal moisture you cannot see.
Step 4: Sample (if warranted)
We recommend air or surface sampling only when it will actually answer a question.
Step 5: Report
You receive documented findings, readings, photos, and clear next steps.

Typical timing
Most residential inspections are performed on-site in a single visit, with the written report following shortly after. When samples are sent to a laboratory, results depend on the lab's turnaround.
Pricing
$400 flat
$400 flat for properties up to 2,500 sq ft, then $50 per additional 500 sq ft. Thermal imaging, moisture mapping, photo documentation, and the written report are part of the price. If sampling is warranted it is priced per sample, from $175, and every sample includes the Laboratory Results Interpretation.
Mold Inspections — questions
Not automatically. An inspection focuses on visual and moisture assessment. Sampling is a separate tool we recommend only when it will meaningfully answer a question, such as scoping or clearance.
