Independent Mold Inspection in Lake Worth Beach — Licensed Florida Mold Assessor
Independent mold inspections and testing in Lake Worth Beach and the western Lake Worth ZIPs, from 1920s cottages in Old Lucerne to 1980s–2000s homes in 33463 and 33467.
Short answer
Two very different housing stocks share the Lake Worth name. Inside Lake Worth Beach, historic districts and roughly a thousand cottages date largely from 1913 to 1949; out west, ZIPs 33463 and 33467 are mostly 1980s-to-2000s construction. Sterling, an independent licensed mold assessor, inspects both, and starts by establishing which one your house is.
Common local moisture concerns
- Cottages and historic-district homes, many built between 1913 and 1949
- About three quarters of the city's housing built before 1980
- Nearly one in five city homes in a two-to-four-unit building
- A lagoon-front city whose stormwater drains through 46 outfalls
- A hurricane record running from 1928 to Wilma in 2005
Which Lake Worth is your house in?
Lake Worth Beach was platted as Lucerne in 1911, incorporated as a town in 1913, and took its current name in 2019. The incorporated city sits mostly east of I-95. A large unincorporated area farther west also carries a Lake Worth mailing address and falls under Palm Beach County jurisdiction only; by a 2019 Palm Beach Post count, it has more mailing addresses than the city itself.
Census figures show how far apart the two are. In ZIP 33460, the city core, about 39 percent of the housing was built before 1960. In ZIPs 33463 and 33467, under 3 percent was, and roughly two thirds to three quarters went up between 1980 and 2009. A ninety-year-old cottage and a thirty-year-old planned-community home get the same moisture questions with very different places to look first, so an inspection here starts with the building's era rather than the address on the envelope.
Historic districts and Florida's largest cottage stock
The city has three National Register historic districts, all listed in 2001. Old Lucerne counts 346 structures, 218 of them contributing, dating from about 1913 to 1951. College Park covers 220 acres of mostly single-family homes, and the Old Town Commercial District holds the downtown core. Northeast Lucerne, Southeast Lucerne, and South Palm Park are local historic districts.
Roughly 1,000 cottages remain, described as the largest concentration of the type in Florida, many built between 1913 and 1949; in 2017 the city designated seven homes from 1912 as historic properties. Age does not decide whether a house has a moisture problem. It does mean a long repair history, and an inspection reads those layers with moisture meters and thermal imaging instead of assuming either way.
The lagoon, the C-51, and a long storm record
The city fronts the Lake Worth Lagoon, the estuary it is named for, and its stormwater drains through 46 outfalls into it. Regionally, the C-51 canal discharges into the same lagoon through its S-155 structure, averaging about 93 billion gallons a year in water years 2005 to 2020. Lake Worth Beach is a Class 6 community in the National Flood Insurance Program's Community Rating System, which earns a 20 percent flood insurance discount in Special Flood Hazard Areas.
Storms have tested this housing stock repeatedly. The 1928 Okeechobee hurricane demolished about 600 homes in the city and damaged 1,500 more; the 1947 hurricane damaged about half of its homes; Wilma destroyed 27 homes and damaged 2,491 in 2005. After Frances in 2004 the municipal pier alone needed $3.4 million in repairs. A repaired storm leak can look finished for years. Moisture mapping establishes whether the materials behind it are dry now.

Read all on Google“I had a long list of questions, and the inspector took the time to answer each one. Nothing felt rushed. I left the appointment with a much clearer understanding of the property and the inspection findings. Highly recommend!!”

Questions for a mold inspector in Lake Worth Beach
Age narrows where to look; it doesn't decide the answer. Roughly 1,000 cottages remain in the city, many built between 1913 and 1949, and Old Lucerne's contributing buildings date from about 1913 to 1951. Older homes carry a longer repair history, so an inspection measures behind past repairs rather than assuming they are dry, or that they aren't.
