Mold Fogging (Antimicrobial Treatment)

An antimicrobial treatment that follows removal, never replaces it.

Short answer

Mold fogging disperses an EPA-registered antimicrobial as a fine mist so it reaches surfaces and gaps a wipe can't. Sterling uses it as a finishing step after moldy materials are removed and the area is cleaned, or to sanitize after water damage. Fogging alone doesn't remove mold, and we don't sell it as a mold fix.

Also called: antimicrobial fogging, dry fogging, ULV fogging

What's included — and what isn't

Clear scope, honestly stated.

Included

  • A free on-site estimate
  • An EPA-registered antimicrobial chosen for the job and applied per its label
  • Fogging equipment sized to the space
  • People, pets, and plants out of the area for the label's re-entry time
  • Airing out before re-entry

Not included

  • Fogging in place of removing mold or mold-damaged materials
  • Any promise that fogging makes a home "mold-free"
  • Homes Sterling inspected in the last 12 months: Florida law bars it (§ 468.8419(1)(d))
If Sterling inspected this home in the last 12 months, Florida law bars us from remediating it, and if we remediate it, we can't run the clearance test. Both rules are in Florida Statute § 468.8419, and we follow them to the letter.

A calm, methodical process.

  1. Step 1: Estimate

We confirm fogging fits the job. If mold is still growing, we'll tell you it needs removal first.

  2. Step 2: Prepare

People, pets, and plants leave the area; food and personal items are covered or removed.

  3. Step 3: Fog

The antimicrobial is applied as a fine mist at the label's rate.

  4. Step 4: Air out

The area stays closed for the label's dwell time, then is aired out before anyone goes back in.

Mold Fogging (Antimicrobial Treatment) — questions

An antimicrobial can kill mold it reaches, but dead mold is still on the surface and can still cause allergic reactions, and fog doesn't reach mold growing inside drywall or insulation. That's why removal and cleaning come first.
