These terms govern your use of sterlingmold.com and the services provided by Sterling Mold Inspections LLC ("Sterling," "we," "us"). By using this website, you agree to them. If you do not agree, please do not use the site.

Nature of our services

Sterling provides independent mold assessment services — inspections, moisture investigations, indoor air quality sampling, remediation protocols, and post-remediation verification — under FL Mold Assessor License #MRSA5798. We do not perform mold remediation. Our work identifies and documents conditions; it does not repair them, and it does not guarantee any particular outcome.

This separation is deliberate and is the basis of our independence: the party diagnosing a problem should not be the party paid to fix it.

No guarantees; scope and limitations

No inspection can certify a property as "mold-free" or "completely safe," and we will never issue a document claiming otherwise. Findings are necessarily limited to:

  • areas that were safely and reasonably accessible at the time of the visit;
  • the conditions present on the date and at the time of the inspection; and
  • the specific testing included in the package you selected.

Conditions inside a building can change after we leave — a new leak, a storm, an HVAC failure, or a change in occupancy can all alter the picture. A report describes a moment in time.

Not medical or legal advice

We report building conditions. We do not diagnose illness, we do not attribute symptoms to any building condition, and we do not advise on health decisions — those conversations belong with a qualified physician. Nothing in a report or on this website is legal advice, and a report is not a substitute for counsel in a dispute or claim.

Pricing, scheduling, and payment

Published package pricing — Basic Mold Inspection at $400 and Premium Indoor Air Quality Inspection at $700 — applies to properties up to 2,500 sq ft, with $50 per additional 500 sq ft beyond that. Commercial, multi-unit, and specialty scopes are quoted individually.

We confirm the applicable price with you before performing any work. Prices on this website may change, but a price we have confirmed for your inspection is the price you pay for that inspection. If we arrive and the property materially differs from what was described — significantly larger, inaccessible, or unsafe to enter — we will stop and re-quote rather than proceed and add charges afterward.

Your responsibilities as a client

  • Provide accurate information about the property and its water and repair history.
  • Arrange lawful access to the property and to the areas of concern.
  • Disclose known hazards — structural damage, pests, electrical issues, or aggressive animals.
  • Confirm you are the owner or have the owner's authority to commission an inspection of the property.

We may decline or halt an inspection where conditions are unsafe, where access is not available, or where authority to inspect cannot be established.

Reports and their use

Reports are prepared for the client who commissioned them and for the property and date identified in the report. You are free to share your report with contractors, insurers, buyers, landlords, or counsel — it is your document. Reports may not be altered, excerpted in a misleading way, or presented as applying to a different property or date.

Laboratory results for Premium inspections are produced by an accredited third-party laboratory. We interpret those results; we do not generate them.

Text messaging

If you opt in to text messages, the Text Messaging Terms apply and are incorporated into these terms. Message frequency varies, message and data rates may apply, you can reply STOP at any time to unsubscribe and HELP for support, and consent to receive text messages is never a condition of purchasing any service.

Content on this site — including educational articles, cost ranges, and answers — is general information about building science and the mold-assessment process. It may be updated at any time and is not a substitute for a professional assessment of your specific property. Market cost ranges shown on this site are context drawn from the broader Florida market and are not quotes.

Intellectual property

The site's content, design, photography, and branding are owned by Sterling Mold Inspections LLC and may not be copied, republished, or used to train commercial systems without written permission.

Limitation of liability

To the fullest extent permitted by law, Sterling is not liable for indirect, incidental, special, or consequential damages arising from use of this website. Services performed for you are governed by the separate written inspection agreement between you and Sterling, which controls in the event of any conflict with these website terms.

Governing law

These terms are governed by the laws of the State of Florida, without regard to conflict-of-laws principles. Mold assessment in Florida is regulated under Chapter 468, Part XVI of the Florida Statutes.
