Short answer

Attic mold in Florida usually grows on the underside of the roof deck, fed by roof leaks, bath or dryer vents that dump moist air into the attic, or ductwork that sweats in hot, humid air. Sterling contains the attic, removes contaminated insulation, cleans the sheathing and framing with HEPA methods, and shows you the moisture source so it doesn't return.

What's included — and what isn't

Clear scope, honestly stated.

Included

  • A free on-site estimate from inside the attic
  • Containment at the attic access so debris stays out of the rooms below
  • HEPA air scrubbers under negative pressure
  • Removal and bagging of contaminated insulation
  • HEPA sanding or wire-brushing and HEPA vacuuming of affected wood
  • Damp-wipe cleaning of the remaining surfaces
  • Notes on the moisture sources we found

Not included

  • Homes Sterling inspected in the last 12 months: Florida law bars it (§ 468.8419(1)(d))
  • Testing our own work: clearance comes from an independent assessor (§ 468.8419(2)(d))
  • Roof repairs, which need a licensed roofing contractor
  • Rerouting vents or repairing ductwork, which need a licensed HVAC contractor
  • New insulation, unless it's written into your estimate
If Sterling inspected this home in the last 12 months, Florida law bars us from remediating it, and if we remediate it, we can't run the clearance test. Both rules are in Florida Statute § 468.8419, and we follow them to the letter.

A calm, methodical process.

  1. Step 1: Estimate

We get into the attic, measure the affected area, and look for what fed it before we write the estimate.

  2. Step 2: Contain

The attic access is sealed and negative air set up, so dust and spores don't fall into the rooms below.

  3. Step 3: Remove

Contaminated insulation is bagged in the attic and carried out.

  4. Step 4: Clean

Affected wood is sanded or wire-brushed, then HEPA-vacuumed and wiped.

  5. Step 5: Confirm

We check moisture, show you the cause we found, and hand the attic over for independent clearance.

Thermal imaging reveals hidden moisture.

Drag the slider — infrared exposes the cold signature of moisture behind a wall that looks perfectly normal. It's the difference between guessing and knowing.

Attic Mold Removal — questions

The attic shares air with the house through gaps around lights, the attic hatch, and ductwork, and more so when the air handler or return sits in the attic. Attic mold is also the sign of a moisture problem that won't fix itself.
