A musty, earthy smell with no visible growth usually means damp material somewhere out of sight: inside a wall cavity, under flooring, behind a cabinet, or in the air conditioning system. The odor comes from microbial activity on that damp material, and it shows up well before anything is visible, because visible growth is the last stage of a process that started with water. The investigation is therefore not a search for a stain. It is a search for the water.
The odor's behavior is data
Before any instrument comes out, the most useful thing you can tell an inspector is when the smell is worst. Different causes keep different schedules, so odor behavior narrows the field faster than anything else.
- Strongest when the AC first kicks on, then fading — this points at the air handler, drain pan, return, or ducts. Air is being pushed across something damp and delivered to every room, which is why "the whole house smells" is common here.
- Strongest in a closed room after hours away — a local source off-gassing into still air. Closets on exterior walls are the classic Treasure Coast version.
- Worse after rain, or only in certain wind directions — this points to bulk water intrusion: a window or door pan, a roof or flashing penetration, a stucco joint, a wall assembly taking wind-driven rain.
- Worse in the humid months and better in January — often a humidity and dew point problem rather than a leak. Nothing is broken; the house is simply running conditions that let materials stay damp.
- Constant, unchanging, everywhere — check the mundane explanations too, including a rarely used drain trap that dried out. Not every bad smell is microbial, and saying so is part of the job.
None of these is proof. They are hypotheses to test, and the difference between a hypothesis and a finding is the part homeowners are least often told clearly.
Working the house in order
From there the process is deliberately boring. We measure conditions first — temperature and relative humidity indoors and out, which together give the dew point. That single number explains a large share of Florida odor complaints: when a wall cavity or a closet's exterior wall sits below the indoor dew point, that surface gets wet on a schedule, with no leak anywhere in the building.
Then we scan for temperature anomalies with a thermal camera, the tool that gets misdescribed most often. It does not see mold and it does not see moisture. It sees temperature differences, some caused by evaporation and some by an assembly sitting cold, and it tells us where to put a moisture meter. The meter decides whether material is actually wet, and a reading on drywall means something different than the same reading on wood or block.
Then we work the plumbing and mechanical system: under sinks and behind toilets, appliance and laundry lines, the water heater pan, and very often the air handler closet, condensate pan, drain line, and duct connections. A partially clogged condensate line does not flood a house dramatically; it wets a small area repeatedly, which is exactly the condition that produces odor without a visible stain.
Throughout, we keep measurement and inference separate on the page. A moisture reading is a fact; a theory about where the water came from stays a theory until it is confirmed, which is why our process reads the way it does.
When the meter says dry
Sometimes every accessible reading comes back normal and the smell is still real. That is the point where an honest answer matters more than a confident one.
The possibilities are usually: the source sits inside an assembly the meter cannot read from outside; the material dried but the residue and odor remain; or the source is intermittent and is not active today. Air sampling can help, compared against an outdoor control taken the same day, because it characterizes whether the indoor spore profile looks like the outdoor environment or like something with an indoor source. It will not tell you which wall.
Where the evidence points inside an assembly and non-invasive methods cannot settle it, the next step is a small controlled opening, done with your authorization. What you can do before the appointment
A few observations gathered ahead of time genuinely change the quality of the visit:
- Note the times of day and rooms where the odor is strongest, for a few days if you can.
- Put an inexpensive hygrometer in the worst room and record readings morning and evening.
- Check whether the AC runs long cycles or short bursts, and look at the condensate drain line for standing water.
- Recall any water event in the last two years, even a small one: a supply line, an overflow, a roof repair, a stretch when the house sat closed up.
- Do not clean or paint the area first. Removing evidence before it is documented is the most common way a homeowner makes their own investigation harder.

Can there be mold if I cannot see or find anything?
Yes, and it is common. Visible growth is the last stage of a moisture problem, not the first. Odor typically precedes it, because the compounds you are smelling are released by microbial activity on damp material well before that material shows any change on the surface. The useful question is not whether mold exists somewhere in the house — some spores are present in every Florida building — but whether there is a wet condition indoors that is amplifying growth, and where it is.
Will an air test tell me where the smell is coming from?
Not by itself. Air sampling characterizes the indoor spore profile against an outdoor control taken the same day, which helps establish whether an indoor amplification source appears to be present. It does not locate a leak, it does not measure what is inside a wall, and it is a snapshot taken under one set of conditions. Locating the source is done with history, dew point math, thermal scanning, and moisture readings; sampling supports that work rather than replacing it.
If the odor goes away on its own, is the problem solved?
Not necessarily. Odor tracks with how actively wet the material is, so it commonly fades when the weather turns dry, when the AC settings change, or when a room is aired out — while the affected material stays affected. If the smell has a season, that is itself a finding worth investigating rather than a sign it resolved. The condition that produced it will still be there when the conditions come back.
