AC condensate drain clogs: a quiet mold cause

A clogged AC condensate drain line spills water into closets and walls for weeks before anyone notices. How to spot it, clear it, and know when it caused mold.

A clogged condensate drain line makes your air conditioner spill the water it just pulled out of the air. Instead of draining outside, that water backs up into the pan, overflows into the air handler closet, and soaks the drywall and framing around it. It is one of the quietest and most common causes of mold in Florida homes.

Nothing about it looks like a plumbing emergency. There is a slow, repeating release of clean water into a dark enclosed space, day after day, for as long as the system runs. By the time a homeowner in Port St. Lucie or Fort Pierce calls us about a musty hall closet, the drain has usually been failing for weeks. Here is the mechanism, the early signals, what you can fix yourself this afternoon, and how to tell whether the water did any lasting damage.

What does a condensate drain line actually do?

It carries away the water your air conditioner condenses out of your indoor air. That water has to go somewhere, and the drain line is the only path out.

Air conditioning removes heat two ways. It drops the air temperature, and it pulls water vapor out of the air by condensing it on a cold evaporator coil. In coastal Florida the second job is enormous. On a humid August day a typical home's system can produce several gallons of condensate, and a larger house running hard produces considerably more. That water sheets off the coil into a drain pan, and a gravity-fed PVC line, usually three quarters of an inch, carries it outside or to a sanitary drain.

Notice the two words doing all the work there: gravity and fed. There is no pump in most residential setups, no pressure, and no alarm. The line drains because it slopes downhill and because it is clear. Remove either condition and the water simply stops leaving.

And that line is a very good place for things to grow. It is dark, permanently damp, warm, and it carries a steady supply of dust and organic debris that gets past the air filter and lands on a wet coil. Over a season, a soft biological slime builds on the inside wall of the pipe. It narrows the opening, then bridges it, and then the line is a closed pipe with a pan of water sitting on top of it.

Why does a clogged drain line show up as closet mold?

Because of where the water goes when the pan overflows, and because that location is close to ideal for growth.

In most Treasure Coast homes the air handler sits in a hall closet, a garage, an interior utility space, or the attic. When the primary drain backs up, water rises in the pan and spills over the edge onto whatever the unit is sitting on, usually a plywood or drywall-clad platform. From there it runs to the low corner and soaks into the bottom edge of the closet drywall, the base of the door jamb, the platform itself, and the framing behind all of it.

That closet is then holding damp cellulose in a dark space with essentially no air movement, at Florida indoor temperatures. Paper-faced drywall is food. Given consistent moisture, growth on that paper facing can start within a couple of days, not weeks. The wall does not have to be soaked. It only has to stay damp.

The reason it stays hidden is that the visible drywall dries between cycles while the material behind and below it does not. You can put a hand on a closet wall that feels perfectly dry and have saturated bottom plate and platform sheathing an inch away. That gap between what you can feel and what is actually wet is most of what we spend our time on during a moisture investigation, and it is a recurring theme in where mold hides and the signs of hidden moisture.

Many systems have a float switch, a small safety device that shuts the air conditioner off when the pan fills, and it is doing you a favor. If your AC quits on a hot afternoon and mysteriously works again the next morning, that is very often a float switch tripping on a full pan and resetting once the water level drops. Systems without a float switch, or with one that has failed, give you no warning at all. You find out from the stain.

What are the early warning signs of a condensate drain problem?

Most of these are visible without any tools, and most homeowners walk past them for a month.

  • The AC stops cooling in the afternoon, then works fine the next morning, with no other symptoms.
  • A water stain, soft spot, or bubbled paint at the bottom of the air handler closet wall or door jamb.
  • A musty smell that is strongest when you first open the closet, or that arrives shortly after the system kicks on.
  • Standing water in the drain pan, or a rust ring and white mineral crust around the pan edge.
  • A steady drip from the secondary drain line out of a soffit or eave. That line is an overflow, not a normal drain. If it is running, the primary line has already failed.
  • Nothing at all coming out of the primary drain outside on a humid day, when it should be trickling steadily while the system runs.
  • Baseboard lifting, flooring cupping, or a warm damp feeling underfoot just outside the closet.

How do I check and clear a condensate drain line myself?

You can usually do this in twenty minutes with a shop vacuum, and it is a genuinely reasonable homeowner job. Here is the sequence we walk clients through:

  1. Shut the system off at the thermostat and at the breaker. You want the fan and compressor still, not cycling on while your hands are in the pan.
  2. Find the outdoor termination. It is a PVC stub, usually near the condenser or coming through an exterior wall close to the air handler. Note whether the ground under it is damp or bone dry.
  3. Find the cleanout access at the air handler. It is a capped vertical tee in the drain line within a foot or two of the unit.
  4. Pull the cap and look. Standing water in the tee means the blockage is downstream, between there and the outside. A dry tee with a wet pan means the clog is at the pan outlet itself.
  5. Vacuum from outside. Put a wet/dry vac hose on the outdoor stub, seal around it with a rag or your hand, and run it for a minute or two. This pulls the slug of slime backward out of the line and clears the majority of clogs on the first try.
  6. Flush the line. Pour about a cup of distilled white vinegar into the cleanout tee and let it sit twenty to thirty minutes, then follow with water and confirm it runs out the far end. Many equipment manufacturers advise against bleach here, because it is hard on metal pans, coils, and fittings. Vinegar is the safer routine flush.
  7. Restore power and verify. Within a few minutes of the system running on a humid day you should see a steady drip outside. That drip is the proof, not the fact that you poured something down a pipe.
  8. Dry what got wet, and put it on the calendar. A vinegar flush every month or two through the cooling season prevents most of these failures outright.

Be clear-eyed about what step 8 does and does not accomplish. Clearing the clog stops new water from arriving. It does nothing about the water already inside the wall cavity, the platform, or the framing, and materials that have been wet for weeks do not dry out just because the leak stopped. That distinction is the whole reason people end up with a mold problem after they have "fixed" the leak.

Why does the drain keep clogging?

If you cleared the line and it backed up again within a few weeks, the clog is a symptom, not the disease. A handful of causes account for nearly all repeats.

The line may not have enough fall. Condensate drains move on gravity alone, and a line that runs flat, sags between hangers, or was rerouted during a remodel will hold water in the low spot permanently. Standing water is where the slime builds fastest. A dirty evaporator coil is another driver, because it sheds debris continuously into the pan and reseeds the line every time you clean it. A pan rusted through on an older system keeps wetting the platform no matter how clear the pipe is, and a missing or improperly built trap lets the blower disrupt flow through the drain.

Then there is the case where the drain was never the problem. An uninsulated or poorly insulated condensate line, refrigerant line, or duct boot in a humid space condenses water on its own exterior and drips, which looks exactly like a leak but is a surface condensation issue. Sweating supply registers and damp closet walls with a perfectly clear drain usually point at whole-house humidity instead, which is often an equipment sizing and runtime problem. Telling those apart matters, because they have completely different fixes and completely different costs.

Should you handle this yourself or bring in an assessor?

Often you should handle it yourself, and we will say so.

Clear the line, dry it out, and move on when the water was caught within a day or two, the wet footprint is small and reachable, the materials dry within a couple of days with air movement, and no odor remains once things are dry. That is a maintenance item, not a mold event, and paying for testing on it would be paying for a report you do not need.

It is worth a documented moisture assessment when the odor persists after the visible area is dry, when staining or soft material extends past the closet into hallway walls or flooring, when you genuinely cannot tell how long the drain has been overflowing, when the air handler sits in an attic and the water has been running across ceiling framing, or when an insurance claim or a real estate transaction is attached to the outcome. In those situations what you need is not a guess. It is moisture readings on the actual materials, a thermal scan of the surrounding assembly, documentation of the extent, and a written finding you can hand to a contractor, an adjuster, or a buyer.
