Indoor humidity in Florida: what it should be

Keep indoor humidity between 45 and 55 percent in coastal Florida. Here is why that range matters, how to measure it honestly, and how to actually hold it.

In coastal Florida, aim to keep indoor relative humidity between 45 and 55 percent, and never let it sit above 60 percent for long. Below 60 percent, most building materials stay dry enough that mold cannot get established. Above it, ordinary surfaces start holding enough moisture to support growth.

That is the number we quote standing in someone's hallway in Port St. Lucie or Vero Beach. On the Treasure Coast the hard part is not knowing the target. It is holding it from June through October, when the air outside carries more water than your air conditioner was ever asked to remove. Here is what the number means, how to measure it honestly, and what actually moves it.

What should indoor humidity be in a Florida home?

Forty-five to 55 percent is the working range. Under 60 percent at all times is the hard ceiling. If your house sits at 52 percent through an August afternoon, you are in good shape and there is nothing to fix.

The reason 60 percent matters is not that mold reads a thermostat. Mold responds to moisture at a surface, not to the room average. Room humidity is a reasonable proxy, because the wetter the air, the more surfaces sit wet enough to matter. A wall behind a dresser, a north-side closet floor, the back of a baseboard on an exterior wall: those run cooler than the room, and cooler surfaces hold more moisture than the room number suggests. Keeping the room in the 40s and low 50s is what keeps those quiet surfaces dry.

Chasing 35 percent in a Florida summer is not a goal worth having. Getting there with air conditioning alone means running the house uncomfortably cold, paying in energy and equipment wear for no added protection. Below roughly 45 percent you are past the point of diminishing returns for mold control and trading into dry air complaints, wood movement, and shrinking trim joints.

Expect seasonal drift. From late November into March, most Treasure Coast homes hold the low 50s without much effort. From June into September, the same house may fight to stay under 58. What matters is the pattern: a home that used to hold 52 and now sits at 62 has changed, and the change is worth understanding.

Why is it so hard to hold 55 percent on the coast?

Because the air outside is saturated with water and your house is not sealed. Summer dew points on the Treasure Coast routinely sit in the low to mid 70s, which means outdoor air is carrying near its practical maximum for our temperature range. Every cubic foot that finds its way inside brings that water with it.

Dew point is the honest way to think about this. Relative humidity is relative to temperature, so it moves when the temperature moves even if the water content does not. Dew point is the absolute measure: the temperature at which air gives up its water as condensation. When the outdoor dew point is 74 and a supply duct in the attic has a surface at 72, that surface is going to sweat. The room's relative humidity reading never told you that. The dew point did.

It is also why moisture pushes into a Florida house rather than out of it. In a cold climate the vapor drive runs outward in winter. Here it runs inward almost year round: hot wet air outside, cooler drier air inside, water moving from wet toward dry through block, stucco, and every gap around a door. Block and stucco walls hold rain and release it slowly inward for days after a storm. That is part of your latent load whether anyone accounted for it or not.

The last piece is your air conditioner. Cooling and dehumidifying are two different jobs, and your AC only does the second one as a side effect of doing the first. Water condenses on the coil while the system runs. If the system satisfies the thermostat quickly and shuts off, it has cooled the house and barely dried it. How do you measure indoor humidity correctly?

Use two or three inexpensive digital hygrometers, place them where people actually live, and read them over several days rather than glancing once. A single spot reading tells you almost nothing, because humidity in a house is not one number.

A few placement rules that make the readings mean something:

  • Put one in the main living area at seated height, away from supply vents, exterior doors, and direct sun. A meter sitting in a register's airflow reads the duct, not the room.
  • Put a second in the room you are actually worried about: the bedroom that smells different, the closet on the exterior wall, the guest room nobody opens.
  • Give a new meter an hour to settle, and check your meters against each other in one spot. Cheap sensors drift, and two units that disagree by eight points are telling you to distrust both.
  • Read them at the same times daily, mid afternoon and early morning. The overnight number is often the revealing one, because the AC runs less at night while outdoor moisture keeps pushing in.
  • Write the numbers down for a week. A logged trend is evidence. A remembered impression is not.

Then interpret honestly. A house reading 54 in the living room and 66 in a closed guest room does not have a whole-house humidity problem. It has an air distribution problem in one room, and that fix is much cheaper. Likewise, a room can read a fine 50 percent while a wall behind furniture is soaked from a leak. The rooms that run wetter than the rest of the house

Humidity pools. In almost every home we assess, a handful of predictable spaces read materially higher than the thermostat's neighborhood:

  • Closets on exterior walls. Low airflow, a cooler outboard wall surface, and a door that stays shut. This is the classic Treasure Coast complaint and often the first place growth appears.
  • The air handler closet. Cold equipment, a drain pan, and any condensate problem showing up as damp drywall at the base. If it smells or reads high, check the pan and drain line first.
  • Bedrooms kept closed with a supply vent and no return path. The supply pushes air in, it has nowhere to go, the room pressurizes, and it pulls humid outdoor air in to balance. Closing that door can raise the room several points.
  • Laundry rooms and half baths with no exhaust, or an exhaust terminating in the attic.
  • Garages and any unconditioned space sharing a wall or ceiling with living space.
  • Second floors, which stack warm moist air, and rooms under a poorly ventilated attic.
  • Vacation and snowbird homes left closed with the thermostat set high, which is a season-long humidity experiment nobody is watching.

If your high readings are confined to this list, you have a targeted problem, not a house-wide one.

How do you actually lower indoor humidity?

Work the list in order. The first four cost nothing and solve a real share of the cases we see.

  1. Set the thermostat fan to AUTO, not ON. With the fan running continuously, air keeps blowing across a wet coil after the compressor stops, and it re-evaporates the water you just removed straight back into the house. This one change has fixed more humidity complaints than any other.
  2. Stop over-cooling and let the system run longer. Short frequent cycles cool without drying. A slightly higher setpoint with longer runtimes usually lands you drier and more comfortable than a lower setpoint that satisfies in eight minutes.
  3. Open interior doors, or create a return path. Undercut doors, transfer grilles, and jumper ducts exist to keep closed rooms from pressurizing. If a room only breathes when its door is open, keep it open.
  4. Run bath fans 20 to 30 minutes after a shower and confirm they discharge outdoors. Go outside and find the termination. A fan dumping into the attic is moving your shower into your roof assembly.
  5. Confirm the clothes dryer vents outside and the duct is intact. A disconnected dryer duct puts gallons of water a week into the house.
  6. Duct the range hood outdoors if it currently recirculates, especially in homes where somebody cooks daily.
  7. Flush the AC condensate drain line on a schedule so a slow clog does not become a wet closet.
  8. Have duct and return leakage checked. Return leaks in a hot attic pull humid attic air straight into the system, a common finding in older homes.
  9. Keep windows and sliders closed during cooling season. Fresh air feels good and imports water. Ventilate in January, not August.
  10. Add dehumidification if the above is not enough. A portable unit can handle one problem room. A whole-home dehumidifier ducted into the system is the answer for a house that fights the number everywhere, and it should be sized by a contractor from an actual load calculation. Do not let anyone size one over the phone.

When the number will not come down: DIY or bring someone in?

Handle it yourself when readings are elevated but the house is otherwise normal: no odor, no stains, no visible growth, no leak history. Work the checklist, log the numbers for two weeks, and see what moves. If a house drops from 63 to 53 because you switched the fan to AUTO and ducted a bath fan, you did not need anyone.

Bring in an assessor when the picture stops being about air:

  • There is a musty odor that persists whether or not the humidity number is good. Odor with a normal reading usually means a wet material somewhere, not wet air.
  • You have visible growth, staining, cupping flooring, or soft drywall.
  • Humidity is high in one area only and you cannot explain why after checking airflow and exhaust.
  • There was a roof leak, plumbing leak, appliance failure, or storm intrusion, even months ago.
  • You are buying, selling, or documenting a rental unit and need something written down.

Will a dehumidifier fix high humidity in my house?

Often yes, but treat it as the last step rather than the first. Check the thermostat fan setting, bath and dryer exhaust, and interior door airflow before buying equipment, because those fix a large share of cases for free. If humidity stays high after that, a portable unit can handle a single problem room and a whole-home dehumidifier can handle a house, sized from a real load calculation.
