Why an independent assessor is the deal-saving option
When mold surfaces during a transaction, the fastest way to lose the deal is uncertainty. The buyer imagines the worst case, the seller assumes it is a negotiating tactic, and neither has a number to work from.
An independent assessment replaces that vacuum with specifics: where the moisture is, what is causing it, how far it has travelled, and what actually needs to happen. Once both sides can see the scope, it becomes a line item to negotiate rather than a reason to walk.
Florida separates mold assessment from mold remediation as distinct licensed activities, and restricts the same party from performing both on one project. That separation is why an assessment-only report carries weight with a buyer who is already nervous.
What your client actually receives
A licensed Florida mold assessor performs the inspection in person — never a subcontractor. The visit includes thermal imaging, moisture mapping, ATP surface testing, VOC/MVOC gas screening, and airflow analysis as standard, not as add-ons.
The written report uses plain language. Your client should be able to read it once and understand what was found, what it means, and what to do — without a glossary and without a sales call attached.
If the transaction needs lab-verified proof, the Premium package adds accredited third-party laboratory analysis with species identification and an outdoor baseline comparison.
Working with your timeline
Tell us the closing date and the inspection-period deadline when you request the quote. Scheduling is built around that date, and we will tell you honestly if we cannot meet it rather than accepting the job and missing it.
For pre-listing work, an assessment before the property goes on the market removes the surprise entirely — the seller learns what is there while there is still time to address it on their own terms.
A note on referrals
We do not pay referral fees, and we do not accept them. Florida's independence framework exists precisely so that assessment findings are not influenced by who sent the work, and paying for referrals would undercut the credibility that makes the report useful to your client in the first place.

The Basic Mold Inspection is $400 and the Premium Indoor Air Quality Inspection, which adds accredited third-party lab testing, is $700. Commercial, multi-unit, and claim-documentation scopes are quoted individually.
