That difference decides everything that follows. A dead stain is a painting job. A live one is a moisture problem still feeding something above your head. How can you tell if a ceiling water stain is old or active?

A dry, old stain reads the same temperature as the rest of the ceiling. That single comparison settles a surprising number of cases in about ten seconds.
Then press gently. Paper-faced drywall that is currently wet gives slightly, and the face may feel soft or fuzzy under light pressure. Dead stains are hard: the board dried, the paper re-bonded, and it feels like ordinary ceiling. If your finger dents it or the paper wrinkles, water is in there now.
Look at the edge. Water moving through drywall produces a soft, feathered boundary, because the wet zone is still spreading by capillary action. When a stain dries, dissolved minerals and wood tannins get carried to the outer edge and left there, which is why old stains have a hard brown outline, almost drawn on. You do not need equipment to get a real answer. You need a pencil and patience. Do this before you buy primer.
- Outline and date it. Trace the exact edge of the stain in pencil and write today's date beside it. This is the single most useful thing a homeowner can do, and almost nobody does it.
- Photograph it with something for scale. A tape measure or a dollar bill works. Photos taken weeks apart from different distances are nearly useless without scale, and dated photos are what carry the story in an insurance or real estate conversation.
- Run the touch and press test. Stain versus clean ceiling nearby, both temperature and firmness. Write down what you felt, not just what you concluded.
- Note what is directly above and around it. A bathroom, a laundry, the air handler closet, an attic ductwork run, a supply register, a plumbing vent stack coming through the roof. Location narrows the list of suspects faster than any test.
- Re-check after two triggers: the next real rain, and the next hot, humid afternoon with the air conditioning running hard. They point at completely different causes. Growth past your pencil line after rain means water intrusion from outside. Growth on a dry August afternoon means condensation.
If the stain is still exactly inside your pencil line after both triggers and a few weeks, you have good evidence the leak is dead. Prime it with a stain-blocking primer and paint it. That is a completely legitimate outcome and the one we hope for.
Why Florida ceilings stain when it has not rained in weeks
This is the part that surprises people, and on the Treasure Coast it is at least as common as roof leaks. Your ceiling can stain from condensation, with a perfectly sound roof.
Here is the mechanism. In most Florida homes the air handler and supply ducts live in the attic, which runs hot and holds very humid air all summer. Inside those ducts, air moves at somewhere around 55 degrees. Any surface that cold sitting in air well above its dew point grows condensation, exactly the way a glass of ice water sweats on a patio table. Duct insulation and its vapor jacket exist to keep attic air off that cold surface. When the jacket tears, a seam opens, or insulation gets compressed by someone kneeling on it during a service call, that spot drops below dew point and drips onto the top of your ceiling drywall, night after night, with no rain involved.
The other big non-rain source is the condensate system itself. Your evaporator coil pulls gallons of water out of the air on a humid day, and all of it is supposed to leave through a drain line. When that line clogs with biofilm, the drain pan overflows into the attic and onto the ceiling below. That failure has a signature: the stain appears near the air handler closet and worsens on the hottest, most humid days, precisely when the system produces the most water. Sweating supply registers are a smaller cousin of the same problem. If the metal boot behind a diffuser is poorly insulated, the register condenses and leaves a ring of staining around the vent. A halo centered on a vent gives you your answer without going near the roof.
One thing to hold loosely: water travels. It lands on top of the drywall, runs along a truss chord or a taped seam, and drops through at the first fastener it finds. The stain marks where water left the assembly, not where it entered, and can easily originate ten feet away. Guessing from position alone leads people to repair the wrong thing.
What the shape and color of the stain tell you
The stain is a record. Read it before you cover it.
A single event usually leaves one blotch with one hard outer ring. Water came in, spread, stopped, dried, and deposited its minerals at the boundary. One ring, one incident.
Concentric rings, like tree rings, mean repeated wetting and drying. Each cycle pushed the wet edge out a slightly different distance and left another deposit line. Count three or four rings and this ceiling has been wet at least that many separate times, which tells you the cause is episodic. That pattern points to something weather-triggered, like a flashing detail or a cracked plumbing vent boot that only leaks in wind-driven rain, or an AC issue that shows up in peak humidity.
Color is a hint, not proof. Yellow and tan staining is typically dissolved wood tannins and paper glue carried by clean water. Darker brown or gray usually means the water picked up dust or insulation on the way down, which suggests it traveled. Rust-colored spotting in a tight pattern is often corroding fasteners rather than the leak. A chalky white crust is mineral deposit, not growth.
What color cannot tell you is whether there is mold. Dark staining is not a mold identification. You cannot identify mold by looking at a discolored ceiling from the floor, and neither can we.
Does an old ceiling stain mean there is mold above it?
Not necessarily, and this is worth saying plainly because a lot of the internet says otherwise. A stain proves water was there. It does not prove growth happened, and it does not tell you whether anything is still living up there today.
What matters is how long the material stayed wet. Under warm, humid conditions, mold can get established on paper-faced drywall within roughly one to three days of continuous wetting. A leak that soaked the ceiling and was fixed within a day may well have left nothing behind. Three signals raise the odds enough to look further: a persistent musty odor strongest near the stain, staining that keeps returning after repainting, and a leak whose duration nobody can account for.
